316 houses sold (53 per month); Average sales price - just over $302K, Average time on the market -100 days.
Overall 2.2 months of inventory available. My evaluation, it's still a Seller's Market in Corvallis.
Albany
Active Listings: 270 ($85,000 and to $995,000).
Average Days on the Market 107 days
Average asking price across all categories - $272,000
Average dollar per square foot value - $134
SOLD since August 2006
441 homes were sold with an average sales price of 202,600.
The average time on the market -103 days.
3.7 months of inventory, Albany is evaluated as still in a Seller's market, but seems to be seeing a slight slowdown.
Lebanon
Active Listings: 104 total homes ($69,000 - $599,000)
Average of 95 days on the market
Average asking price is $244,500
Average dollar per square foot value - $137.
SOLD since August 2006
244 homes sold (12 per month) with an average sales price of just under $150,000
Average time on the market - just under 95 days
Approximately 8 months of inventory available
Mortgage Info:
Interest rates have as of Friday 9 February, Interest rates, though they vary daily, are holding near recent lows. For borrowers with excellent credit and 20% down, 5.875% is still possible on a 30 year fixed rate mortgage without paying any discount points.
Rates are based on risk, and the higher the loan-to-value, and the lower the credit score, the higher the borrowers rate. But a first time homebuyer with no money down, and good credit can potentially get 100% finance as low as 6.375% even without 2 years job history. However certain limitations do apply. Please check with your lender or mortgage professional for information specific to your situation.
