Since the last update we have added an additional 59 homes to the residential real estate market; 27 in Albany, 19 in Corvallis, and 13 in Lebanon.
This brings the total active residential listings to 560!
Albany - 318 homes,average price of $262,500, $136/square foot.
Corvallis - 118 active listings, average sales price of $365,400,
$177/square foot.
Lebanon - 124 active listings, average sales price of $239,000, $135/square foot.

Albany - 16 (net gain of 11) - Evaluated as a buyer's market overall
Corvallis - 17 (net gain of 2) - Evaluated as a seller's market
Lebanon - 5 (net gain of 12) - Evaluated as a seller's market, although trending toward a marginal buyer's market

64 new residential properties on the market in the mid-Valley. Albany saw 26 new homes, Corvallis had 13, and 25 new homes in Lebanon.

· Average price of new listings is $195,000;
· Average dollar per square foot value is $143.
· Price range of new listings from $80,000 to $360,000

Corvallis - Solid Seller's Market
· Average price of new listings is $342,000
· Average dollar per square foot of $178.4 dollars
· Price range of new listings from $193,500 to $550,000
· 5 Homes SOLD
Lebanon - Marginal Seller's Market
· Average price of new listings is $216,000
· Average dollar per square foot of $133
· 5 Homes SOLD
*The inventory in all 3 of our areas is continuing to rise overall.
Mortgage Rate Information:
Conforming interest rates were flat at 5.875% most of this week, but Friday Job creation numbers put some upward pressure on rates. It is still possible to get 5.875% as of Friday, 6 April...but if the trend continues, rates may move up next week. Quoted rates are without paying any discount points for a lower rate, and are as of 4/6/07.
